This was our 3rd year to stay in BP-3-205 and for us it is one of the best.
We have always arrived late at night due to our flight schedule but Rick Benninghove has sent in advance all the information we need from arriving at the 24 hour guard gate to the guard opening the building door to allow us to go to condo. All explained by Rick.
Opening the condo door to a spacious 3 bedroom extremely clean and all furniture well maintained. Comfortable beds and all nice size rooms. The kitchen has everything you need for cooking including good grills and a Blackstone.
The Beachplace grounds are awesome ...well trimmed and maintained. A beautiful view from the balcony with a side view of the Gulf. The pool is the best ever with lanes for swimming laps, covered kids pool and adult hot tub. All very clean and managed.
The Clubhouse is another plus with a really good fitness center.
All very short walk to both beach and pool with umbrellas and chairs on the beach for you. Especially nice not to carry them to the beach. Just walk or sit and watch all the dolphins playing in front of you.
We have always booked thru Rick and we know if there is a question or problem, he answers promptly and takes care of it.

This was my first time renting from Florida Gulf Coast, and it was a very positive experience. Rick and Katie were there to greet me when I arrived. The apartment was very clean and well equipped and had beautiful gulf views. Rick helped me connect to the internet and helped me set-up my Roku, which was much appreciated. He also was very responsive to a few issues that cropped up in the early days of my stay and resolved the few concerns that I had in a timely and professional way. I was very pleased with my stay and will be renting from them again for the 2023 season. My understanding is this owner only rents 1 x per year in winter, so I was lucky to rent it.
I can't say enough wonderful things about this property! If I have to pick my favorite aspect of this AirBnb, it would have to be location. Only a block from Saint Armands Circle with all the restaurants, shopping and ice cream minutes from your front door. Walk from your front door in the other direction and you are on beautiful Lido beach. Another direction and you can kayak the mangrove tunnels. Quick drive over the bridge and you have a centralized location for Downtown Sarasota or pop over to Bradenton, Siesta Key and even Venice for dinner. This introvert/indoor family only spent our time outdoors and walking around the beautiful island. The house and property are the perfect size for a family vacation with children. Not too big to get overwhelmed with keeping tidy, but definitely not small and everyone has space. Hosts provided everything we needed for the household and plenty of equipment to take to the beach or on a quick bike ride! We are already making plans to make this our "summer spot" for years to come!!
This unit is on the front corner with a great beach view and walk-down for easy pool and beach access. Unit was well equipped and comfortable. I will return
Your Review: Our stay at Beachplace was just wonderful. The apartment was clean, well appointed and spacious . The location was perfect for both a relaxing day at the pool/beach or to explore further afield.
We had one issue with the A/C, but it was resolved quickly and efficiently by Rick who organized the repair company and kept us informed.
We would definitely stay again.
This is a great property with outstanding views of the Gulf of Mexico and literally steps away from the superb beach. The apartment is fully renovated, beautifully decorated, clean and well stocked. We had all we needed for relaxing holiday. Master bedroom was spacious with huge walk in closet.
We loved sitting out on the enclosed balcony listening to the ocean waves and watching awesome sunsets. If you like luxury accommodation on the beach, this is the place. We will definitely go back

If you’re looking for a special two-bedroom, two-bathroom retreat with beautiful waterfront gulf and sunset views, white sandy beach, palm trees and resort style community pool, this may be the place for you! We invite you to look at our photos of Beachplace 8-204 and see for yourself.
By the way, the unit is located on thirty-one beautifully landscaped acres on the second floor of Building 8 at Beachplace. The condo’s second floor location feels intimate to the gulf and beach. And the pool and lush grounds provide added attractions. Two parking spaces (one covered and one outside) are also available for use.

ADVANCE DEPOSIT AND BALANCE PAYMENT
1. An Advance Deposit of 30% of rent amount and related tax, 30% of Condo Departure Cleaning Fee plus full Security Deposit and Registration Fee are required at the time of booking confirmation.
2. The final Balance Payment is due in full 60 days prior to the first day of the rental period.
CONTINGENCY
Your booking request is subject to being confirmed by Florida Gulf Coast Vacations Rentals and is contingent upon its receipt from guest renter within ten days of the booking request of (1) the Advance Deposit payment, and (2) the Short-Term Rental Agreement signed by guest renter. Your booking is further contingent upon guest renter timely submitting the completed and signed Beachplace Association Lease Approval Application, paying the application fee and receiving approval from Beachplace Association.

Should the rental be canceled at least 90 days in advance of the arrival date, a full refund will be given. If the rental is canceled for any reason 89 – 61 days prior to arrival the 30% of Rental Revenue will be forfeited. If the rental is canceled 60 to 30 days prior to arrival, 50% of rental revenue will be forfeited and 29 to 0 days, 100% of rental revenue will be forfeited. Registration fee is non-refundable.

We had the privilege of staying in an ocean-front unit at Beachplace last January for the entire month. This was our first month away for the winter and it couldn't have been more relaxing and special. The entire complex is beautifully maintained and cared for. It was wonderful to have the beach and all the chairs set out each day, but also nice to have access to the pool and hot tub. Our specific unit was very super nice, super clean, and very convenient. And the view! We made a point every day to be front and center on our balcony to watch the beautiful sun drop into the ocean. Spectacular colors and shows--each a little bit different from the other. Our time was spent exploring the area but also just leisurely walking along the beach. Heaven. So much so that we booked January for 2023!
We have just completed a one month tenancy at Beachplace, building 2, unit 402 on Longboat Key with Rick Benninghove as the agent for the owner. We found him at all times to be attentive to our every need and extremely professional in the management of his business. We would definitely rate him as a 5 on a scale of 1 to 5 with 5 being the highest.

We loved out Month here. Thanks to Rick and team we were well taken care of. Unit gets afternoon sun and nice view to the beach. Sarasota downtown is so near and Beachplace offers so much you don't need to leave. Loved the pool.
