The added information regarding the parking pass and local attractions was appreciated. The pictures online were beautiful and accurate- the condo itself is- just beautiful! Information inside the condo regarding local hospitals, the trash chute location, and turtle watch procedures were also appreciated. Overall an excellent experience! Our stay at the property on Lido Beach was enjoyable! The home is ideally situated, just a five minute walk from the beach. The host was responsive and helpful, promptly addressing any questions or concerns we had throughout our stay. We were grateful for the thoughtful amenities provided, such as the beach gear available in the garage, which added to the comfort and ease of our visit. We would gladly recommend this property to others seeking a comfortable located beach retreat.
We have just completed a one month tenancy at Beachplace, building 2, unit 402 on Longboat Key with Rick Benninghove as the agent for the owner. We found him at all times to be attentive to our every need and extremely professional in the management of his business. We would definitely rate him as a 5 on a scale of 1 to 5 with 5 being the highest.

Fantastic accommodation for my parents at 8-603 Beach Place from October 14 to Nov 15, 2025.
Rick met us when we first arrived at the property and explained clearly to my parents how everything worked. The Condo was fitted out to a very high standard and everything was very clean. My parents were delighted and really couldn’t have asked for anything more on their vacation. Cancellation Policy
Should the rental be canceled at least 90 days in advance of the arrival date, a full refund will be given. If the rental is canceled for any reason 89 – 61 days prior to arrival the 30% of Rental Revenue will be forfeited. If the rental is canceled 60 to 30 days prior to arrival, 50% of rental revenue will be forfeited and 29 to 0 days, 100% of rental revenue will be forfeited. Registration fee and any HOA fee is non-refundable.
Deposit Policy
An advance deposit of 30% is required at the time of confirmation.
A memorable stay on the Gulf Coast
Your Review: We spent February and March at Beachplace with a frontal view of the Gulf. There were endless sunsets. All of them different. We knew Beachplace well since we had owned a unit there for about 20 years. We were familiar with the pools, the gym, the pickle ball courts and more. The unit was well-equipped, light and easy to feel at home in.
Dealing with Rick was easy. From the beginning with all of the paperwork, to receiving necessary information upon arrival. There were no problems. When we had a few minor technical glitches in the beginning of our stay Rick was there immediately with hands-on help to resolve the issues. He was knowledgeable, pleasant, reliable and easy to deal with.
We would strongly recommend staying at Beachplace and doing business with Rick.
We loved out Month here. Thanks to Rick and team we were well taken care of. Unit gets afternoon sun and nice view to the beach. Sarasota downtown is so near and Beachplace offers so much you don't need to leave. Loved the pool.

The communication is great, very strong attention to detail, and Rick is very easy to reach and responsive if there are any needs. We recently stayed at Beachplace building 3, unit 205. The condo was awesome. Extremely clean, spacious, and had everything you could want. It was fully stocked with kitchen appliances, bath needs, beach towels, extra bedding, and plenty more. I highly recommend using Florida Gulf Coast Vacation Rentals. It's nice to know you don't have to stress when it comes to planning vacation. They do it all for you.
