We have just completed a one month tenancy at Beachplace, building 2, unit 402 on Longboat Key with Rick Benninghove as the agent for the owner. We found him at all times to be attentive to our every need and extremely professional in the management of his business. We would definitely rate him as a 5 on a scale of 1 to 5 with 5 being the highest.
Our 2nd time to stay at this house! Price point and location (with a pool) cannot be beat on St Armands Circle. Evening walks to the Circle for ice cream is our favorite activity.
The property was as advertised! Beautiful water views and sounds of the waves could be heard from both balconies. Beds were very comfortable and we were pleased with all the space and storage in the bedrooms and closets. Well equipped kitchen. There was plenty of comfortable seating in the living room. A quiet property and unit. We will be back next year!
We went for a mini vacation, and we had a blast. The place is stunning, the view is breathtaking and the host very responsive. We highly recommend it. Thank you very much Rick, we enjoy it a lot.
This is our second year renting the same house for the month of March. The house was perfectly maintained, spotless, and reasonably priced. Rick and his team overdelivered yet again this year. I can't recommend Florida Gulf Coast Vacations enough. We've already booked again for next year!
1001 Longboat Club Road is the perfect location within the gates of the Longboat Club Resort. We have rented this house 6 years in a row. The house is large, the pool is huge and the beach is a block away. You can not ask for a better manager than Rick Benninghove who took care of anything we needed with this rental..
We loved this condo. It was well taken care of and had everything we needed. Beachplace was a great community with very nice staff and friendly guests to meet. Rick was very helpful along the way. The Beach was amazing and they set up our chairs every day for us! We can not wait to come back.

Cancellation Policy
Should the rental be canceled at least 90 days in advance of the arrival date, a full refund will be given. If the rental is canceled for any reason 89 – 61 days prior to arrival the 30% of Rental Revenue will be forfeited. If the rental is canceled 60 to 30 days prior to arrival, 50% of rental revenue will be forfeited and 29 to 0 days, 100% of rental revenue will be forfeited. Registration fee is non-refundable.
Deposit Policy
An advance deposit of 30% is required at the time of confirmation.
Beachplace is a well maintained complex with a wonderful beach, great pool, and a good hot tub. It’s a nice place for families and has a covered baby pool. The staff is very helpful along with the realtor who rented the unit to us. It’s close to a grocery store and lots of great restaurants. A short drive to St Armands circle with more great restaurants and shopping.
We enjoyed our time in Beachplace building 3, unit 304. Rick Benninghove gave us absolutely world class service on our one-month rental. He answered every phone call by the second ring, he took us to the property and spend plenty of time with us to make sure we were well taught in every aspect of living there, during the rental nothing we called about was ever too much trouble for him, and he kept every promise he made. I called several other agents about rental properties, and none were as responsive as Rick. I would not hesitate to go back to him again.
We stayed a month and loved this condo . It was very comfortable and had everything we needed. Beachplace has a resort feel and large pool, great beach, workout room , etc. We will be back next year.
